Strategic Loan Report
An integral part of our advice process is the research and presentation of your personal strategic loan report. Your consultant will complete your strategic loan report following your initial meeting.

This report is a strategic document the includes (but is not limited to) the following:

  • Confirming your medium term finance goals and objectives
  • Identifies any mortgage concerns you may have, and offers a loan structure solution to help mitigate those concerns
  • Recommends a loan structure to best suite your objectives and needs.
  • Recommends the most suitable and competitive loan products based on the above loan structure
  • Detailed product information including loan costs, features and comparison rates from the 3 most suitable lenders
  • A detailed funding calculation for a range of purchase prices. Taking actual and hidden costs into account, in order to understand your true borrowing amount.
  • Schedule of loan repayments for various purchase prices
  • Loan repayment sensitivity analysis based on a range of interest rates. We then overlay this with a split fixed/ variable loan for additional understanding around your interest rate risk.

Investor Report
Before purchasing an investment property it is important that you understand the tax and cash-flow impact of purchasing an investment property.

We offer investors a personal investors report to help illustrate the cash-flow, tax and potential capital growth in purchasing an investment property. The report also goes into detail showing who pays the loan (tenant, taxes and yourself) and the various splits between the 3 parties.

We also offer future cash flow and growth projections based on growth and income assumptions.

The following sections are detailed in the investors report:
  • Annual cash flow summary 1 – 10 years
  • Detailed notes and explanation of assumptions, taxes, depreciation amount, rental yields etc
  • Cash flow projections 1 - 40 years
  • Who pays the costs (1 – 25 years projection)
  • Projected original debt versus future value (a basic calculation of potential equity)
  • Equity versus cumulative investment. This is possible the most important projected report as it shows the equity created after taking into account your original capital investment, annual cash flow shortfall, original debt and future property value.

Valuation Report
In order to help home-buyers in the buying process we have subscribed to the popular Residex Valuation Software. The software allows us to complete an internet valuation for clients on residential properties.
